Chapter 5 - The Gate and the Ledger

The convoy moved up the winding private driveway like a dark, mechanical predator, coming to a halt directly before the grand entrance of the Virginia mansion.
Derek, wearing an unbuttoned suit jacket over a wrinkled shirt, rushed down the grand staircase, his face flushed with a mixture of terror and outrage. Evelyn followed close behind, her aristocratic composure rapidly deteriorating into frantic indignation. Julianna hovered at the top of the stairs, clutching her champagne glass, suddenly looking deeply uneasy.
Derek flung the double front doors wide open.
"What is the meaning of this?!" Derek roared at the men standing on his front steps. "This is private property! You are trespassing on the estate of the Chief Executive Officer of the Halston Group! Deputies, I demand you arrest these men immediately!"
The two Fairfax County Sheriff’s deputies did not draw their weapons; instead, they stepped aside respectfully, allowing Arthur Sterling to walk forward.
Arthur was flanked by two burly private officers and a woman carrying an electronic tablet and an official notary seal.
Arthur looked Derek up and down with cold, clinical disdain, as though inspecting an insect crawling across a polished dining table.
"Mr. Derek Halston, I presume?" Arthur said, his voice smooth, resonant, and entirely devoid of emotion.
"Who the hell are you?!" Derek snarled, stepping forward aggressively. "Get off my lawn before I call the State Attorney General! I have friends on the judicial committee!"
"My name is Arthur Sterling," the old man replied calmly, adjusting his wire-rimmed glasses. "Senior Managing Partner of Sterling, Vance & Montgomery. I am here acting on behalf of the legal owner of this property."
Evelyn pushed past Derek, her face twisted in a venomous sneer. "Legal owner? Are you deaf, old man? My son owns this house! He purchased this estate six years ago! Get your ridiculous circus off our driveway before we ruin your firm!"
Arthur did not even flinch. He signaled to the woman beside him, who handed him an embossed leather folder containing crisp legal documents.
"Mrs. Halston," Arthur said, turning his icy gaze toward Evelyn. "Your son has never owned a single grain of dirt on this twelve-acre parcel. Nor has he ever owned the bricks, the chandeliers, or the roof above your head."
Julianna walked down the stairs, her heels clicking against the marble floor, her voice laced with defensive arrogance. "Derek, what is he talking about? You told me this house was valued at thirty-five million and paid in full!"
Derek’s face paled, beads of cold sweat breaking out across his forehead. "I... I bought it through my shell corporation, Halston Holdings LLC! The mortgage was cleared!"
"The mortgage was cleared because *Vance Sovereign Capital* purchased the underlying title from the original developers," Arthur stated clearly, opening the folder and presenting the deed. "Your LLC was granted an occupancy lease subject to strict behavioral and financial covenants, specifically outlined in the Vance Marital Trust Agreement dated six years ago."
Arthur flipped to the second page, holding it up before Derek’s wide, terrified eyes.
"Clause 14, Subsection B," Arthur read with razor-sharp articulation. "‘In the event of documented marital infidelity, domestic abandonment, or unauthorized diversion of corporate funds by the tenant, the lease shall terminate immediately without notice, without cure period, and without right of appeal. All personal assets remaining on the premises post-termination shall be impounded to offset accrued liability.’"
Derek stared at the signature at the bottom of the page. It was his own signature, signed in bold black ink on the afternoon of his wedding day.
"Vance...?" Derek whispered, his voice cracking like dry wood. "Audrey Vance...? Audrey has nothing to do with Vance Sovereign Capital! Her father was an architect! She’s an orphan with an ordinary inheritance!"
Arthur let out a quiet, dry chuckle that echoed through the grand foyer like a death knell.
"Her father was indeed an architect, Mr. Halston," Arthur said softly. "The chief architectural director of Vance Transatlantic Infrastructure. And her grandfather, Julian Vance, was the founder of the third-largest sovereign real estate syndicate in North America. Audrey did not inherit a modest trust fund. She is the sole surviving heir to the Vance Dynasty."
The silence that followed was suffocating.
Evelyn’s hands began to shake violently. She grabbed Derek’s arm, her voice rising to a frantic shriek. "That’s impossible! She drove an ordinary sedan! She cooked her own meals! She cleaned the house! She was a nobody!"
"She lived with humility because she believed she was married to a man of character," Arthur replied, his voice dropping into a register of frigid contempt. "She chose not to flaunt her wealth. You mistook her grace for weakness, Mrs. Halston. And that miscalculation has cost you everything."
Julianna backed away from Derek as if he were suddenly covered in plague. Her eyes darted around the luxurious foyer, realization hitting her like a freight train. "Wait... Derek... you don't own this mansion?"
"Julianna, shut up! Let me think!" Derek shouted, running both hands through his hair, his mind fracturing under the pressure. He lunged toward Arthur, his eyes wild. "Audrey can't do this! We have a daughter together! I am the father of her child! She cannot throw me out of my own home!"
"Maisie Vance does not share your surname, Mr. Halston," Arthur announced coolly. "Her birth certificate was filed this morning at Fairfax County Registrar. Her legal name is Maisie Vance. Furthermore, your seventeen ignored phone calls while your wife was undergoing emergency labor have been entered into the custody registry as conclusive evidence of willful parental abandonment."
Arthur stepped aside and gestured toward the two sheriff’s deputies.
"Deputies, serve the eviction writ."
The lead deputy stepped forward, pulling out a bright red notice bearing the official judicial seal. "Derek Halston, Evelyn Halston, and all unauthorized occupants. You have twenty minutes to vacate the premises. You may take only the clothing on your backs. Any attempt to remove art, jewelry, vehicles, or corporate files will result in immediate felony grand larceny charges."
"Twenty minutes?!" Evelyn screamed, clutching her chest. "You cannot do this to me! I am Evelyn Halston! I have lived in high society for forty years! Derek, do something!"
"My cars!" Derek gasped, pointing toward the garage where his custom sports cars were parked. "Those are mine!"
May you like
"Purchased with funds embezzled from Vance subsidiary credit accounts," Arthur countered smoothly. "The keys have already been seized by the marshal. Now, Mr. Halston... would you like to walk out on your own feet, or shall the deputies carry you across the threshold?"
